First you need enough space for the instruments and musicians. The studio should also have decent lighting and sound damping materials on the walls (can be permanent or removable, search DIY projects for this). You also want to make sure that any heating or cooling system for the room is silent (like radiant heat) or can be turned off for the duration of the recording sessions. You also need to consider the environment outside. Are there any railroads, airports or highways nearby? Are there certain times of the day that are noisier or quieter that you'd need to schedule around?
You also need to consider the "recording booth". Is it a separate room with a window between or just a desk in the same room? What equipment will you need for the recording? Will you use a small mixer feeding a computer, or use a large multitrack recorder? If any of the equipment has fans and sits in the studio, how much noise do the fans make?
Then you also need to think about microphones. How many will you need? At least one per singer and one per instrument. And don't go looking for $10 mics either, cheap mics will give you cheap sounding recordings.
References :
30+ years in electronics, several years live recording and editing.

Equipment, soundproofing, lots of techinical know-how. If you are wanting to start a recording studio business, I would suggest having a lot of money to start out with. It's expensive to set up a home studio, and even more expensive to start a business. You need a good business plan, your own money or solid investors, and good talent just to get off the ground.

Good luck. The music industry is pretty rough.
References :
I have my own talent and production agency.
